OCCUPIED STAGING

$200 - CONSULTATION WITH PERSONALIZED STAGING ASSESSMENT & ACTION PLAN


This service begins with a detailed phone interview which enables our team to research the buyer demographic for your neighborhood and prepare for the consultation.  The two-hour consultation is a process where we walk through each room of your home using a design assessment and staging checklist which evaluates critical aspects in the home to include:

  • Curb Appeal 
  • Furniture & Accessory Placement
  • Architectural Highlights
  • Depersonalization of Each Space  
  • Clutter Reduction

During this time, we also discuss staging strategies that will create a lifestyle experience that draws an emotional connection from the buyer, and delivers a huge return on your investment.  An Action Plan is given at the end of the consultation that details all the action items.  An "Open House Checklist" and "Closet Organization Checklist" is also provided. This service is a good choice for those wanting to "Do-it-yourself".

(Consultation is up to two hours in the home with any additional hours reverting to a $75 hourly rate)

$400 - STAGED TO SELL/MINI-MAKEOVER  (up to 4 HOURS)


This service is offered as a follow-up to the consultation, using the staging recommendations. We stage the Main Living area, Kitchen, Dining Room and Master Bedroom using what you have to optimize each space, and create emotional connection points that draw buyers in.  Additionally we introduce our fabulous staging accessories as examples of what you can purchase to enhance each room.  These gorgeous accessories will also enhance your online photos that buyers will be looking at.  If you don't have the time or desire to shop for these items, a shopping service is offered for an additional $50 per hour.

Home must be prepped and cleaned prior to stager arriving
(Up to four hours in the home with any additional hours reverting to a $75 hourly rate)

$700 - STAGED TO SELL/HOME-MAKEOVER (up to 7 HOURS)


This service is offered for those larger homes that require additional time to get the home staged to sell. This service may take up to 7 hours in the home with an additional 2 hours for planning and preparation. The following rooms are staged:  Kitchen, Living Area, Dining Room, Main bathroom, Master Bedroom and Master Bathroom.  Additionally, we will offer strategies for organizing as well as create emotional connection points in each of the main rooms.

Home must be prepped and cleaned prior to stager arriving
(Up to seven hours in the home with any additional hours reverting to a $75 hourly rate)

REDESIGN SERVICE


Are you tired of the same look your home has had for years, or simply want a change? Our redesign services deliver a fresh new look and feel to your home.  While using your existing furniture, we bring a fresh perspective to your space and with an eye for detail, we create a space that exudes warmth, beauty and order to your world.  The initial consultation begins by listening to your heart and hearing your dreams for your redesign.  From there, we prepare a personalized proposal that offers options to fit your budget.

MOVE-IN REDESIGN 


Moving into a new home can be overwhelming!  Our move-in consultation takes the guess work and stress out as we leave you with a detailed plan of action on how to move forward in setting up your new home by offering: color consultation, furniture placement, direction on the overall flow of the home and organizational techniques.  Two hour consultation offered at $200.  Short on time and energy?  Let us do the work for you. We offer half-day & full day styling with prices starting at $400. 

HOLIDAY DECORATING 


We take the stress out of the holidays by offering a decorating service that starts with a consultation to discover your holiday design style and determine what will work best in your home and budget.  From there, we do all the work for you turning your home into a beautiful, festive space, with each room flowing from one to another.  Two hour consultation is $200.  From there, we prepare a personalized proposal that offers options to fit your budget.
